MEET THE APPRAISER

Mack Kilpatrick, Certified Residential Appraiser

Real estate has been my professional—and personal—focus for more than 20 years. After earning a bachelor’s degree in finance, I founded and ran a successful mortgage company for six years, gaining first-hand insight into the lending process from application to closing. I’ve also bought, renovated, and sold numerous homes of my own, so I understand the stakes on both sides of every appraisal.

Today I lead Sage Appraise, delivering precise, USPAP-compliant valuations across the Triangle and 16 surrounding North Carolina counties. Whether the assignment involves divorce proceedings, estate settlement, pre-listing pricing, or simple peace of mind, my goal is the same: data-supported, defensible appraisals—delivered on schedule.

When I’m not measuring square footage or reconciling comps, you’ll find me staying active with my two daughters—running volleyball drills, tossing softballs, or unwinding over cappuccinos and ice-cream cones at our favorite neighborhood spots.

Absolutely. We frequently collaborate with attorneys, brokers, and realtors to streamline the appraisal process and meet specific documentation requirements.

You’re welcome—but not required—to be present. I simply need full access to every room, and the exterior. If you can’t be there, just make sure a trusted adult can provide access.

Most single-family homes take about 30–60 minutes on site.

Yes—your appraisal is confidential. I deliver the report only to the client (you, or the lender/attorney who engaged me) and any other “intended users” you designate in writing.

Yes. There are three limited-scope options: measurement-only (ANSI-compliant sketch and GLA), desktop (value derived from data and photos, no site visit), and drive-by/exterior-only (curbside photos plus market analysis).
